In 2003 our family ran into financial difficulty due to the loss of my spouses long-term job. Although she finally secured employment in an area out of her field, it didn't pay enough for us to meet all of our monthly obligations, and we fell behind on our house payments. We did everything we knew how to do, but still couldn't come up with all the money necessary to keep from loosing our home.
The lender filed a foreclosure notice and we thought sure we would be vacating our home which our family had lived in for years. We even started looking for places to rent and began packing and boxing our personal items. We were contacted by several so-called investors who we felt only wanted to steal our home. Last summer, Sonward Investments purchased the home next door to us. They spent many thousands of dollars rehabbing this house which was once the eyesore of the neighborhood. During the rehab stage we got to know the staff from Sonward. Unknown to them and everyone else, we were slowly getting deeper in debt and finding ourselves without money to make the house payments. After several months of working side jobs and extra shifts at work, we were finally able to get enough to make up the past due payments, but the bank would not work with us.
When the Notice of Default became public information, Larry Giebelhaus was at our door that very evening. We told him we had the money to make up the payments, but couldn't get the bank to co-operate. He gave us options and instructions on what to do. A couple of weeks later we still could not get through to the banks decision maker. We then gave Sonward written permission to deal with the lender. They got to the bottom of what was going on and spoke with the man who we couldn't get to. He assured Larry they would be in contact with us, but somehow never fulfilled that commitment.
We continued to call, email and fax the lender without success. Panic set in, as it was now the day before the foreclosure sale. We called Larry once again. He was like a junk yard dog in his pursuit to stop the foreclosure again got to the decision maker, and by 3:00 pm the lender contacted their attorney to notify the Public Trustee to stop the sale. Additionally, that manager finally called us by 4:00 pm.
Through Larry's efforts, we were able to make up the back payments and keep our home. We cannot thank Larry enough, and recommend that you use him for any type of financial problem concerning your home or property.

Back in early 2000 our family purchased in Italian restaurant in Lakewood, CO. It was our dream come true. We all worked very hard to make a go of the place. Things were going well, in-fact the restaurant had its most profitable month in history in August of 2001. Then disaster struck, Sept. 11th, or 911. We lost 45% of our business overnight. We tried everything we could to regain the lost business, but nothing happened. We were soon facing enormous debt, bankruptcy and finally foreclosure on our dream home.

A while back, I received a flyer and personal visit from Sonward Investments. I started working with Larry Giebelhaus on solutions that might help my situation. Due to circumstances beyond my control, I was six months behind in payments. It looked pretty hopeless - The market value of my house was about $290,000, and I owed over $308,000.
Larry Giebelhaus, Sonward's Managing Partner gave me options with solutions, plus designed an exit plan that would help me get on with my life. He took over all stressful communications with the mortgage companies, attorneys and title companies. He was always respectful, diligent and is a very good communicator.
End Result? The house went to the foreclosure sale, Sonward Investments redeemed the property as a lender. The property was then listed and sold within 9 days by Linda Giebelhaus of Prime Properties of Denver, LLC.
Bottom Line? By calling Sonward, I was able to walk away from the property with $17,500 cash to start over. Without them, I would have had nothing!

In June of 2000, I found myself on the verge of a foreclosure due to a difficult divorce. I needed to sell my house quickly or face losing it and ruining my credit because of a foreclosure. My ex-husband saw an ad in the Charlottesville paper that read, "I Buy Houses!" My husband called the number and reached Property Solutions. After talking with both of us on the phone, Michele came our to the house to look it over and go over my options. We signed a sales contract on June 28, 2000. They were able to close the transaction quickly in order to avoid my foreclosure. They bought my house subject to the existing mortgage and brought funds to closing to cure our default.

We were trying to sell our home with no luck. Due to our company relocating us, we were in a bind. We called Property Solutions. They showed us how we could move quickly without having to worry about our property in Lake Monticello or making double payments. They explained everything clearly.
